December 20, 2017 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the parry of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

RUNNING THENCE North 13 degrees 56 minutes 40 seconds West along said last mentioned land and passing through
an iron pipe, 92.80 feet to the ordinary high water mark of the Long Island Sound;
THENCE along the ordinary high water mark of Long Island Sound, a distance of 56.17 feet on a tie line course North 72
degrees 29 minutes 30 seconds East to land conveyed by Kenneth Cummings and Jane Cummings, his wife,to Robert E.
Dietrich and Virginia L. Dietrich, his wife by deed dated March 7, 1976 and recorded in the Office of the County Clerk of
Suffolk on March 24, 1976 in Liber 8007 of conveyance at page 73;
THENCE South 14 degrees 30 minutes 00 seconds East along said last mentioned land, and passing through an iron
pipe, 96.30 feet to an iron pipe on the northerly side of Middle Road;
THENCE South 76 degrees 03 minutes 20 seconds West along the northerly side of Middle Road,57.00 feet to the
monument at the point or place of BEGINNING.
