WITNESSETH,that the party of the first part,in consideration of Ten Dollars and No Cents($10.00),lawful
money of the United States,paid by the party of the second part,does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being near Greenport,in the Town of Southold,County of Suffolk and State ofNew York and bounded and
described as follows:
BEGINNING at a point on the westerly side of Robinson Road distant 225 feet south of the southerly side of Champlin
Place,which said point of beginning is also the southeast corner of land of Rosenberg,running thence from said point
of beginning and along the westerly side of Robinson Road,South 31 degrees 24 minutes 40 seconds East 75 feet to the
point and lands of Bruckheimer,running thence along said lands of Bruckheimer, South 5 degrees 24 minutes 40
seconds East 224 feet to the ordinary high water mark of Sterling Creek;running thence along a bulkhead along the
northerly and easterly line of Sterling Creek the following two courses and distances:(1)along a tie line course and
distance of North 75 degrees 52 minutes 40 seconds West 35.58 feet;(2)North 27 degrees 45 minutes 50 seconds West
100.90 feet;running thence along the ordinary high water mark of Sterling Creek on a tie line courses and distances of
North 33 degrees 10 minutes 50 seconds West 67.11 feet to the Land of Rosenberg and running thence along the land
of Rosenberg to North 23 degrees 35 minutes 20 seconds East 145 feet to the westerly side of Robinson Road,to the
point or place of beginning.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
BEING AND INTENDED to be the same premises conveyed to WALTER R. BLUM and ARLENE M.
BLUM,by Deed dated April 3, 1987,and recorded in the Office of the Suffolk County Clerk on April 22, 1987,in
Liber 10300,page 305.
SAID PREMISES being known as and by 260 Robinson Road,Greenport,New York 11944.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
