THIS GRANT OF EASEMENT is made as of the 2 S day of ,duly, by J.
Geddes Parsons, residing at 4 Palm Trail, Hobe Sound, Florida 33455 ("Grantor"), to
Martha Elise Torrance, residing at 462 Ledge Road,Seekonk, Massachusetts 02771,and
Lucie Todd Turrentine, residing at 79 Greenley Road, New Canaan, Connecticut 06840
(collectively, "Grantee");
WITNESSETH :
WHEREAS, Grantor is the owner in fee simple of a parcel of land located at
Sterling Street, Fishers Island, Town of Southold, County of Suffolk and State of New York
(SCTM No. 1000-010.00-09.00-003.001), more fully described in Schedule A attached
hereto ("Grantor's Premises"); and
WHEREAS, Grantee is the owner in fee simple of a parcel of land located
at Sterling Street, Fishers Island, Town of Southold, County of Suffolk and State of New
York (SCTM No. 1000-010.00-09.00-005.001), more fully described in Schedule B
attached hereto ("Grantee's Premises"); and
WHEREAS, simultaneously with the execution and delivery hereof, Grantee
is conveying a parcel of land to Grantor which has heretofore been used for the parking
of vehicles by parties occupying,servicing,visiting or otherwise using Grantee's Premises;
and
WHEREAS, as partial consideration for such conveyance, Grantor has
agreed to convey to Grantee a permanent easement over a portion of Grantor's Premises
for the benefit of Grantee's Premises for the parking of motor vehicles by Grantee and
others who may be occupying, visiting, servicing or otherwise using Grantee's Premises;
NOW,THEREFORE, in consideration of the sum of Ten Dollars($10.00)and
other good and valuable consideration paid by Grantee to Grantor, the receipt and
sufficiency of which are hereby acknowledged,
Grantor hereby grants and releases unto Grantee and Grantee's heirs,
personal representatives, successors and assigns, as appurtenant to and for the benefit
of Grantee's Premises, a permanent easement on,over,across and through the Easement
Area described below for the use, construction, installation, operation, maintenance,
repair, improvement and replacement of at least four surface level parking spaces for the
parking of motor vehicles(the"Parking Spaces"). Grantor acknowledges and agrees that
Grantee shall have the right to permit others who may be occupying, visiting, servicing or
otherwise using Grantee's Premises, including but not limited to Grantee's tenants,
visitors, guests, contractors and licensees (but not the general public), to use the Parking

Spaces. To the extent permitted by law, the Parking Spaces may also be used for the
parking of a boat trailer and boat.
The Easement Area covered by this Grant of Easement is described as
follows:
All that certain plot,piece or parcel of land, situate, lying and being at Fishers
Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a point on the westerly line of Sterling Street, said point being
located 1510.69 feet North of a point which is 201.89 feet West of a monument marking
the United States Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE North 65 degrees 00 minutes 03 seconds West, 23.75
feet to a point;
THENCE North 09 degrees 24 minutes 46 seconds East, 47.79 feet to a
point;
THENCE South 64 degrees 32 minutes 00 seconds East, 36.61 feet to a
point on the westerly line of Sterling Street;
THENCE along the westerly line of Sterling Street South 25 degrees 01
minute 15 seconds West, 45.74 feet to the point or place of BEGINNING.
Containing 1,384 square feet, more or less.
This Grant of Easement shall run with the land and be binding upon and
inure to the benefit of the respective heirs, personal representatives, successors and
assigns of Grantor and Grantee.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk
and State of New York, being described as follows:
A certain piece or parcel of property, together with the buildings standing thereon, more
particularly described in a certain deed of George W. Roberts and Nellie A. Roberts, both
of Hartford, Connecticut, to David Torrance, of Derby CT, said being dated October 9,
1885, and recorded in the Suffolk County Clerk's Office in Book 291 of Deeds, Page 411.
Said premises being so described as Parcel I in the following deeds of record: (i)the deed
made by Walter F. Torrance, Jr. recorded in the Office of the Clerk of the County of Suffolk
on December 30, 1993 in Liber 11658 at page 289; (ii) the deed made by Walter F.
Torrance, Jr. recorded in the Office of the Clerk of the County of Suffolk on March 30,
1994 in Liber 11670 at page 574; (iii) the deed made by Walter F. Torrance, Jr. recorded
in the Office of the Clerk of the County of Suffolk on June 2, 1995 in Liber 11727 at page
606; (iv) the deed made by Kimball A. Torrance recorded in the Office of the Clerk of the
