BEGINNING at a point on the northerly side of Sound View Avenue, which point is the southwest corner of the
premises herein to be conveyed; running thence north 11 degrees 04 minutes 40 seconds west along land now or
formerly of Martin a distance of 560 feet more or less to a high water mark on the Long Island Sound; running
thence south 85 degrees 00 minutes east along the high water mark of the Long Island Sound a distance of 100 feet;
running thence south I 1 degrees 13 minutes 30 seconds east 511.4 feet more or less to the northerly side of Sound
View Avenue; running thence in generally westerly direction along the north side of Sound View Avenue 100 feet
to the point or place of BEGINNING.
