Wilcenski, Chairman WN Members of the Planning Board W Date: November 18, 2021 Re: SPUD (Site Plan Use Determination) Finnegan Law, 13250 NYS Route 25, Mattituck SCTM#1000-114-11-8 On November 15, 2021, the Planning Board reviewed a Site Plan Use Determination for the property referenced above. The proposed use was for an attorney's office with two staff members. They determined that site plan was not necessary for this site. The factors considered in this determination were specific to this site and were as follows: • Although the official use was as a single-family dwelling, there was until very recently a real estate office operating there, complete with a sign out front. • The site is already designed with a distinct curb cut and parking in the rear that will accommodate the proposed use. The Planning Board felt that the proposed use in this case was not intensifying what was already there, and there would be no benefit to having it go through site plan. The only caveat was that if the second floor were to be converted in the future to more office space or some use other than storage, a site plan would be required.
