To have and to hold the premises herein granted unto the party of the second part,

And the pane of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way

AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part
of the total of the same for any other purpose.

SCHEDULE A DESCRIPTION
ALL that certain plot piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at East Cutchogue, Town of Southold, County of Suffolk and State of New
York, more particularly bounded and described as follows;
BEGINNING at a monument set on the northerly side of Beebe Drive Extension aka Beebe Drive
distant the following four (4) courses and distances as measured along the easterly and northerly
sides of Beebe Drive Extension from a monument set in the corner formed by the intersection of
the easterly side of Beebe Drive Extension with the southerly side of Wilson Road;
1. South 10 degrees 46 minutes 10 seconds East, 125.00 feet;
2. Along the arc of a curve bearing to the left having a radius of 36.37 feet, a distance of 43.80
feet;
3. South 79 degrees 46 minutes 10 seconds East, 176.70 feet; and
4. Along the arc of a curve bearing to the right having a radius of 50.00 feet, a distance of 56.67
feet to the first above mentioned monument at the point or place of beginning;
RUNNING THENCE from said point of beginning, North 15 degrees 03 minutes 00 seconds East,
29.09 feet to a monument;
THENCE North 79 degrees 13 minutes 50 seconds East, 167.65 feet to a monument;
THENCE South 10 degrees 46 minutes 10 seconds East, 128.73 feet to a monument and land of
Coleman;
