The"Bayles-Tuthill-Corey House" is one of the oldest homes in Southold, and also known as"Early House in Origin" originally constructed circa 1657-67. The house has undergone many renovations prior to the current owner, Laura Flavin, purchasing the properly on July 26, 2019. The existing house has a rubble foundation at front, with brick and concrete blocks used at rear of house. The floor framing of existing house varies, with combinations of old timber and newer conventional lumber. The house is sided with western red cedar shingles, with painted white corner-boards, rake and soffit trim, and casings around doors and windows. The roofing is asphalt shingle type, tan in color. Windows are predominantly double-hung type except for 2nd floor front facing fixed units. Doors are solid wood with raised panels and divided lites on top. The owner is proposing the following work to the house and property aimed at improving its overall appearance and for the enjoyment of the residence by a new younger family. 1. No change in residential use is proposed and the three bedrooms will remain as is. 2. Demolition of 217 square foots"Potting Shed"at rear of house. Approximate dimensions are 10'-6"x 21'-3". 3. Proposed 293 square foot addition at location of former"Potting Shed"with flat roof and cedar shingle siding. 4. Proposed 4'-0"x 4'-0" outdoor shower at rear of house with vertical cedar paneling. 5. Proposed 15'-0"x 30'-0" in-ground vinyl pool with 12"wide bluestone coping. 6. Proposed NYS code compliant pool enclosure with 1x1 black vinyl and wood posts with self-closing, self-latching gate. 7. Demolition of two dog-house style dormers at 2nd floor facing rear of property. 8. Proposed shed dormer at 2nd floor facing rear of property with double-hung windows, flat roof, and cedar shingle siding as required for headroom at new 2nd floor bathroom and existing bedroom. Increased floor area is,100 square feet on 2nd floor. 9. Proposed rot repair and repainting of front porch roof with new cedar roof shingles 10. Proposed casement window units on south side of house at 2nd floor bedrooms for egress compliance. Windows will have applied grilles to imitate the look of double-hung units. 11. Proposed re-siding of house with western red cedar shingles on south side and addition. 12. Proposed gravel driveway with parking court and new post&split rail fencing. 13. Demolition and removal of existing shed and outdoor masonry BBQ. 1 of 2 Condon Engineering, P.C. This letter is to inform you that I inspected the building at 50705 Main Road, Southold on October 3,2019.The existing foundation closest to the street is comprised of stacked stone, while brick and concrete masonry unit foundations are installed and supporting the side and rear areas of the building. I am making recommendations to the owner that the wood sill that sits atop the stacked stone foundation wall at front of house be replaced due to rot, and that the final grading around the front of the building be changed to allow for the wood siding and sill to be out of contact with the soil. Based on the proposed scope of work and the visible conditions during my site inspection, I do not have any concerns with the structural integrity of the existing building and feel the remedial work at the front wall will improve the structural stability of that area of the building for the new owner. If you have any questions please call me43 at 631-298-1986. Yours truly, I Condon, P. . 260. 00ft. N 77000200" W - Jasmine Lane (50' wide) (asphalt paved) L = 39.27ft. R = 25.00ft.
