Re: Site Plan for One Woman Vineyard Ag Storage Building

This Site Plan is for the proposed construction of a 1-story 4,410sf building for agricultural
storage, and no basement located within a 0.22 acre building envelope attached to±18.8 acres
of farmland (SCTM1000-51.-3-4.14) with Development Rights held by Suffolk County in the AC
Zoning District,Southold.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department,the proposed action is recommended as CONSISTENT with the
LWRP. The following recommendations would further the below listed policies:
3.1 Enhance visual quality and protect scenic resources throughout the Town of Southold.
E. Preserve existing vegetation and establish new indigenous vegetation to enhance
scenic quality:
1. Preserve existing vegetation which contributes to the scenic quality of the
landscape.
The proposed agricultural storage barn (4,410sf) is'large with a peak
height of 22.6'. Numerous evergreen trees line Sound View Avenue and
provide a good vegetative screen. However, most trees are not located __
on the property. It is recommended that a vegetative screen be
established on the subject property in the event that the existing trees
die. It is further recommended that maintenance responsibilities are
discussed for the existing trees.
J. Protect visual quality associated with public lands, including public transportation
routes, public parks and public trust lands and waters.
Due to the sale of development rights on the parcel and Covenant and
Restriction filed in 2005, there is no ability to relocate or re-orientate
the proposed barn to lessen the visual impacts from the size and
location of the structure.
K. Protect visual quality associated with agricultural land, open space and natural
resources.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
