MEMORANDUM

This Site Plan, conjunction with a pending Lot Line Modification, is for the addition of±9,258 sq.ft.of
land for±23 parking stalls on 1.05 acres in the Hamlet Business Zoning District, Mattituck.
The proposed action has been reviewed to Chapter 268,Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based
upon the information provided on the LWRP Consistency Assessment Form submitted to this
department,the proposed action is CONSISTENT with the LWRP provided.
1. To further Policy 1, it is recommended the board consider the following:
a. Requiring planting boxes around the sign(s)to improve the streetscape. Vegetation should
be native to New York State and drought tolerant.
b. Establish a defined sidewalk on the east property line through installation of a grass median
(Figure 1). This will achieve better pedestrian cues and safety. Note, numerous-businesses and
the public library are located east of the parcel.

c. Require trees to be planted in the grass parking lot island running north/south in the rear of
the building.
Pursuant to Chapter 268,the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
