This Agricultural Site Plan is for the proposed relocation and construction of a 1-story 3,259 sq.
ft. building for agricultural equipment storage and no basement, located on 70.4 acres in the AC
zoning district where there is 7,151 sq. ft. of existing buildings, Peconic.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program(LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department,the proposed action is CONSISTENT with the LWRP provided
the Planning Board considers the following recommendations to further the below listed policies:
Policy 2.2 Protect and preserve archaeological resources.
A. Conduct a cultural resource investigation when an action is proposed on an
archaeological site, fossil bed, or in an area identified for potential
archaeological sensitivity on the archaeological resources inventory maps
prepared by the New York State Department of Education.
The area is included and identified as an archeo-sensitive area(NY State Historic
Preservation Office GIS-Public Access (2011)).
The single family residence is SPLIA listed(PE-9 attached). The NYSOPRHP
Cultural Resource System(CRIS)was referenced and it was found that a Phase I
Archeological Survey was conducted in the center of the property. No further
information was provided.
The placement of the storage building will not directly affect the SPLIA structure.
It is recommended that more information on the footings of the proposed structure
is requested.
Policy 3. Enhance visual quality and protect scenic resources throughout the Town of Southold.
J. Protect visual quality associated with public lands, including public
transportation routes,public parks and public trust lands and waters.
The parcel is located directly north of the designated New York State
Scenic Byway;NYS Route 25 and possesses rural, scenic qualities identified as
important to the community.
It is recommended that the Planning Board assess the location of the storage
building on-site. It is expected that existing structures and vegetation will
partially screen the 82'.6" L x 39'6" W x 20' H, 3,259 sq. ft. storage building.
An existing agriculture structure (white barn) can partially be seen on the property
from New York State Route 25 (figures 1 and 2)traveling eastbound. The
proposed storage building will be located 62' to the west of the existing structure
and 184' from the front property line. The 62' separation distance will site the
proposed storage building where vines currently exist(approximately 6 rows in).

Scenic quality experienced from travelers heading west will remain similar to existing views due
to existing vegetation and structures (figure 3).

The proposed storage building is located behind a hedge running east/west and will be partially
screened from view from westbound travelers. Note that the hedge shown on the plans does not
correlate to the actual length in proportion to the proposed storage building location.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
