streets and roads abutting the above described premises to the center lines thereof,TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises: TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
This Deed also confirms that Deed recorded in Liber 12831 Page 586 should have depicted as
01 . 610 grantees,Selim T.Samaan and Judith W. Samaan as Trustees of the Selim T.Samaan and Judith
W. Samaan Revocable Trust under Agreement dated January 6,2015.
L-01T AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word
"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Nassau Point of Little Hog
Neck, Town of Southold, Suffolk County, New York, and known and designated as Lot Nos. 30 and
31 on map entitled, "Amended Map A of Nassau Point, owned by Nassau Point Club Properties, Inc.,
situate in Town of Southold, Long Island, New York" surveyed June 28, 1922 by Otto W. Van Tuyl,
C.E. & Surveyor, Greenport, New York, and filed in the Office of the County Clerk of Suffolk County,
New York,August 16, 1922, Filed No. 156, more particularly bounded and described as follows:
BEGINNING at a point on the Easterly side of Nassau Point Road where the division line between
Lots 29 and 30 on said map intersects the Easterly side of Nassau Point Road;
RUNNING THENCE along said division line, North 78 degrees 36 minutes 20 seconds East, 343.58
feet to mean high water line of Little Peconic Bay;
THENCE on a tie line along mean high water mark of Little Peconic South Bay, South 09 degrees 50
minutes 45 seconds East, 199.60 feet to the Northerly line of Lot No. 32;
THENCE along the division line of Lots 32 and 31 on said map, South 78 degrees 36 minutes 20
seconds West, 328.00 feet to the Easterly side of Nassau Point Road;
THENCE on a tie line Northerly along the Easterly side of Nassau Point Road, North 14 degrees 18
minutes 53 seconds West, 199.79 feet to the point or place of BEGINNING.
Subject, however, to an easement over a strip of land extending fifteen feet in width along and
above high water mark, which shall form part of a common roadway for the benefit of all persons
owning lands on said Nassau Point.
