said premises,and also the estate therein,which the party of the first part has or has power to convey or dispose of,whether

ALL that certain plot, piece or parcel of land situate, lying and being at Mattituck,
in the Town of Southold, County of Suffolkand State of New York, known and
designated as Lot No. 13 on a certain map entitled, "Map of Sunset Knolls,
Section Two, Mattituck, Town of Southold, Suffolk County, New York", and filed
in the Office of the Clerk of the County of Suffolk on April 9, 1970, as Map No.
5448, which said lot on the said filed map is more particularly bounded and
described as follows:
BEGINNING at a point on the northeasterly side of Sunset Drive at the
northwesterly end of a curve, said curve having a radius of 26.82 feet and a
length of 40.24 feet, connecting the northwesterly side of Stanley Road with the
