other good and valuable consideration paid by the party of the second part,does hereby grant and release

TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such

BEGINNING at a monument set at the point of intersection of the Westerly line of Cox
Neck Road with the Northerly line of a 50 foot right of way, which said right of way begins
at the westerly terminus of Westphalia Road;
RUNNING THENCE from said point of beginning, South 74 degrees 33 minutes 40
seconds West, 258.16 feet along the Northerly line of said right of way to a point;
THENCE North 00 degrees 59 minutes 40 seconds West, 164.40 feet along the Easterly
line of said right of way (which right of way continues Northerly) to a point;
THENCE North 89 degrees 00 minutes 20 seconds East 250.00 feet to a monument set at
the Westerly side of Cox Neck Road; a point;
THENCE along the said Westerly line of Cox Neck Road South 00 degrees 59 minutes 40
