WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable
consideration,paid by the party of the second part,does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being in the

BEING AND INTENDED TO BE the same premises described in a deed made by Fishers Island
Development Corporation and recorded December 26, 1978 in Liber 8555 at page 441 and the Grantor herein is
the surviving tenant by the entirety with Edward Rokita,both of who acquired title by deed dated November 29,
1978 recorded December 26, 1978 in liber 8555 at page 441.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so
requires.

BEGINNING at an iron pipe on the Northwesterly line of the Main Road to the East End,said iron pipe being located
1358.52 feet South of a point which is 2437.20 feet West of a monument marking the United States Coast and Geodetic
Survey Triangulation Station"NIN"and;
RUNNING THENCE South 15 degrees 25 minutes 15 seconds West 80.68 feet to a point of curve to the right having a
radius of 642.07 feet and the direction of whose radius at that point is North 74 degrees 34 minutes 45 seconds West;
THENCE Southwestwardly following the arc of said curve 58.59 feet;
THENCE South 20 degrees 38 minutes 57 seconds West 93.00 feet to a point of curve to the right having a radius of
19.85 feet and the direction of whose radius at that point is North 69 degrees 21 minutes 03 seconds West,the last three
lines running along the Southwesterly line of said Main Road to the East End;
THENCE Southwestwardly following the arc of said curve 31.33 feet to a point on the Northeasterly line of another road,
THENCE North 68 degrees 54 minutes 50 seconds West 52.44 feet to a point of curve to the right having a radius of
