This summary is done by Julia Mulligan based on the research done by Sandra Goleski, Fidelity National Title. The History of Rackett’s Court and adjacent lots are summarized in a color coded map below showing when and how they were conveyed out. The current Southold Town Tax ID map with the parcel numbers and color coded references is also included below. GREEN- 1882 L 266p543 +546 Elisha Rackett to Charles Franklin 2 parcels ( Tax Id Map parcels 9.1 and 9.2) ORANGE 1885 Racketts Court Formation Agreement ( 3 rod road: Rackett 1.5 Rods on West/ Franklin 1.5 Rods on East in width and 17.9 Rods in length. (Tax Id Map parcel 7) BLUE 1903 L 551 P 3 Elisa Rackett/heirs to Phebe Franklin (1885 Racketts Court Formation Agreement And sale of Easterly ½ of Racketts Court 1.5 rods x17.9 rods) (24.75 x 289.5 ft) (Tax Id Map Easterly ½ parcel 7 (Racketts Court) to the north of parcel 8) PINK 1903 L539 p367 Elisha Rackett/heirs to Charlotte Dyer (The Tuthills are Her HEIRS) This Deed establishes OWNERSHIP of ½ Racketts Court on the WEST and Right of Way over ALL Racketts Court. (Tax Id Map: all parcel 14.3, easterly part of 14.2, and WESTERLY ½ parcel 7 and ALL parcel 8) YELLOW 1905 L566 p88 Charlotte Dyer to Charles Young This Deed coveys to Young a parcel which includes an extension of Rackets Court to the south 147ft. The parcel description includes the easterly ½ of Racketts court stating “to the center line” of Racketts Court” and northerly along the center line of Racketts court 147 ft in length. Ms. Dyer reserved ownership of westerly ½ Racketts Court extension and her 3 rod Right of Way over all Rackett’s Court maintaining access her lands south of the parcel conveyed to Mr. Young. She also assigns a 3 Rod Right of way over Racketts Ct. from South end of the property conveyed to King’s highway (436.5 feet) to Mr. Young. (Tax Id Map parcel 8 which includes easterly ½ of Racketts Court extension to the south). Formation of Rackett Court Agreement in 1885 and recorded in L 551 cp3 Aug 6,1903.Elisha Rackett/ heirs sold to Franklin a strip of land forming EAST ½ of Racketts Court measuring 1 ½ rods width and 17 rods 9ft length(289.5ft) and Elisha Rackett agreed to open the same amount of land joining the above lands on the WEST (1 ½ rods width and 17 rods 9ft length) to form Racketts Court. / / / This Deed history and Chain of Title done by Sandra Goleski , Fidelity National Title with specific reference to deeds L539 p 367 and L566 p 88 confirm that parcels 14.2 and 14.3 owned by South Dyer LLC (heirs of Charlotte Dyer) have: Deeded ownership of the Westerly ½ of private road, Racketts Court (1 1/2rods in width (24.75 ft) and 436ft in length) Deeded Right of Way Confirmation over ALL of Racketts Court (3 rod road (49.5ft) in width and 436ft in length ) connecting our parcels to Main Rd Orient ( RT 25/ Kings Hwy in 1903). The Right of Way mentioned in L539p367 at the south of the premises (parcel 14.2) connecting to Skippers lane. Note Racketts Court Tax Map No 1000-017.00-06.00-007 is a “private driveway” with a generated tax bill for at least the last 10 years with an “unknown” owner. A Recent Tax bill is attached.
