My reasons 1. The proposed property is on wetland and adjacent to an important estuary, land that is prone to flooding unless it is left in it's undeveloped form 2. Corey Creek is one of the only creeks that has water of such good quality that it is certified by the NY DEC for shell fishing year round, a small stream runs into Corey Creek through that property and it will be destroyed with development which in turn will have a negative effect on water quality in the Creek 3. Because there are already houses nearby the lot in question is a very small oasis for wildlife. Terrapin turtles, Sliders, Kingfishers, Buffleheads, and many other species take refuge and reproduce in that small space. One neighbor reported seeing a possible otter in the area. 4. Aesthetically the community is starting to appear very suburban with all of the new houses filling in the few empty lots. So, in addition to destroying valuable wetland, do we wish to make Southold resemble Islip or Medford? Additionally, the lowland nature of the lot developement will negatively impact Main Bayview road which will create more maintenance for Southold. In order to better assess the building permit, I request the Board of Trustees require updated photos and a new survey. The photos are several years old and the survey is from 2005. Due to the number of storms, since 2005, 1 believe the setbacks from the water need to be adjusted. The 60' setback should be measured from the waterline as it stands today and not from the property line per the outdated survey. Additionally, I would request limitations be placed on any future pool or fence installations, especially if the proposed dwelling is to be a spec house. Those of you who were on the board at that time may remember my presentation where I distributed an audio CD of nature recordings made on corey creak representing the creatures who could not attend the meeting. At that time,the Southold Board of Trustees deliberated on my request for a no build zone and with great wisdom granted a 60 feet non disturb or build zone on the perimeter. In the years that have passed since the initial building request,our creak environment has been battered by many severe storms and other conditions adversely affecting its wildlife. Specifically,the survey does not reflect the severe erosion that has occurred and thus the no build zone now begins starting under the water line that in effect allows for more land to be cleared. The Cove too has been forced to comply with stricter guidelines as evidenced in our application to preserve the coastline with updated bulk-heading. As difficult as the stringent guidelines of the D.E.C. and Southold town were to follow, and frustrating at times, we are all grateful for the underlying concern to protect our precious environment. I humbly request that the Board of Trustees applies this same wisdom to this building permit request by updating and extending/increasing the no build zone and non disturb zones to reflect current norms. I personally have watched a pair of swans raise 23 years of signets in this location and know they will be very pleased with your efforts to protect them. I truly understand Mr.Cipriano's position and we do not seek to prevent hire from building and the enjoyment of his land,we only want to minimize its impact on an already threatened, irreplaceable environment.
