Future storm events will inevitably continue to erode any unprotected slope. The convergence point at the hardened slope with the exposed eroded slope may,to a certain degree aggravate erosion to the unprotected slope. Located: 63429 County Road 48, Greenport. SCTM# 1000-40-1-19. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based on the new submittal and my assessment, the proposed action to construct 24 linear feet of,2'x4'x2" (96sq.ft.) bluestone walkway to staircase at top of bluff; construct a set of bluff stairs.with landings consisting of 3'x2' (6sq.ft.) staircase at top of bluff to a 4'x6' (96sq.ft.) top landing to a 3'x18.3' (164.7sq.ft.) staircase to a 4'x6' (96sq.ft.) upper middle landing to a 3'x18.3' (164:7sq:ft.) staircase to a 4'x6' (96sq.ft.) middle landing to a 3'x18.3' (164sq.ft.) staircase to a 4'x6' (96sq.ft.) lower middle landing to a 3'x12.8' (38.4sq.ft.) staircase to a for a combined total of landing' and staircases from top of bluff to beach to be 333.1 sq.ft is recommended as CONSISTENT with the LWRP. The proposed construction of a 4'x4' (I 6sq.ft.) bottom landing with 3'x6' (18sq.ft.) steps to beach rock revetment is recommended as INCONSISTENT with Policies 4 and 9. 1. The site plan shows the structures extending 25' seaward onto the public beach therefore reducing public access now and in the future. 2. The rock revetment, once constructed, can cause accelerated erosion to the properties without erosion control to the east and west of the parcel during storm events. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. Stone revetment wall to be 3' in height and 95' in length. Located: 63429 CR. 48, Greenport. SCTM#40-1-19 Inspected by: John Stein,,Carol Brown, Peter Meeker The CAC Supports the application with retractable stairs at the base. The CAC has a concern with the proposed methodology of the project. Cutting a temporary "chute" down the bluff face is not consistent with best practices and defacing the bluff would not be supported by the CAC.
