WITNESSETH,that the party of the fust part,to whom letters testamentary were issued by the Surrogate's
Court,Suffolk County,New York on January 29,2021,file number 2020-4767 and by virtue of the power and
authority given in and by said last will and testament,and/or by Article 11 of the Estates,Powers and Trusts
Law,and inconsideration of zero dollars ($0.00)dollars,lawful money of the United States,paid by the
party of the second part,does hereby grant and release unto the party of the second part,the distributees or

BEGINNING at the northeasterly corner of the premises hereby conveyed on the northerly line of a right of
way and running from said point of beginning westerly along said northerly line of said right of way to the
northeasterly corner of lands formerly of Yeaton;running thence southerly and along the easterly line of said
�J Yeaton's lot to a point in the southerly line of land granted by The People of the State of New York to Sandy
3 Beach Association and which point is the southwesterly corner of the premises herein described and the
southeasterly comer of said Yeaton's lot;running thence in an easterly direction and along the southerly line
Iof said grant or patent a distance of 32.93 feet to a point on said patent line and being the southeasterly corner
of the let herein described and the southwesterly corner of land now or formerly of Ketcham;running thence in
a northerly direction along the westerly line of said Ketcham's lot 114.69 feet to the northeasterly corner of the
lot herein described and the northwesterly comer of said Ketcham's lot on the northerly line of said right of
way at the point or place of beginning.
TOGETHER with the riparian rights in Greenport Harbor in front of and abutting the premises hereby
conveyed.
TOGETHER with and/or subject to all easements and rights of way more fully described in a certain deed
dated March 31, 1945 and recorded in the Suffolk County Clerk's office in Liber 2430 of deeds 175.
BEING and intended to be the same premises conveyed by Henry Tasker to Arthur M.Tasker by deed dated
October 29`s 1980 and recorded in the Office of the Clerk of Suffolk County on March 6, 1981 in Liber 8969
at page 548.
PARCEL II:
BEGINNING at a point on the northerly line of a certain right of way which point is the northwesterly corner
of other lands of the party of the first part;running thence northerly at right angles to the northerly line of said
right of way 100 feet;thence easterly at right angles to the last mentioned line 33 feet;thence southerly and at
right angles to the last mentioned land 100 feet to the northerly line of the aforesaid sight of way;thence
westerly along the northerly line of said right of way 33 feet to the point or place of beginning.
BEING and intended to be the same premises conveyed by Henry Tasker to Arthur M.Tasker by deed dated
October 29' 1980 and recorded in the Office of the Clerk of Suffolk County on March 6, 1981 in Liber 8969
at page 548.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances,and also all the estate which the said decedent had at the time of
decedent's death in said premises,and also the estate therein,which the party of the first part has or has power
to convey or dispose of,whether individually,or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
