The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP)Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me,the proposal is recommended as CONSISTENT with the below LWRP. This recommendation was based upon the following: 1. The Board of Trustees issued a Wetlands Permit in 9379 which included a I00'wide non-disturbance buffer. 2. The majority of parcel area is wetland which limits the buildable area. 3. The entire parcel is located within mapped FEMA Flood Zone AE. There is not ability to re-locate the structures to outside of the flood zone. Pursuant to Chapter 268,the Southold Town Zoning Board of Appeals shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
