in the Office of the Clerk of the County of Suffolk as Map No. 212, being bounded and described as
follows:
BEGINNING at a point on the easterly side of North Oakwood Road,distant 320 feet from the corner
formed by the intersection of the easterly side of North Oakwood Road and the northerly side of Peconic
Bay Boulevard;
RUNNING THENCE along the easterly side of North Oakwood Road, North 19 degrees 22 minutes 10
seconds West, 155 feet to a monument and land now or formerly of Merrill;
THENCE North 69 degrees 08 minutes 40 seconds East, 254.06 feet to the ordinary high water mark of
Brushes Creek;
THENCE in a southeasterly direction along the ordinary high water mark of Brushes creek the following 2
courses and distances:
(1)South 35 degrees 20 minutes 19 seconds East, 110.83 feet;
(2)South 03 degrees 08 minutes 59 seconds East, 50.01 feet;
THENCE South 69 degrees 08 minutes 40 seconds West, 270.59 feet to the easterly side of North
Oakwood Road, and the point or place of BEGINNING.
TOGETHER with all accretions.
TOGETHER with a right of way over a strip along the shore front beyond Lots 1 and 4 for bathing,boating
and outdoor sports and ingress and egress to Peconic Bay with the right of passage over South Oakwood
Road and North Oakwood Road.
TOGETHER with any other rights of way of record. Being and intended to be the same premises
conveyed to the party of the first part by deed dated April 12, 1999 and recorded in the office of the Suffolk
County Clerk in Liber 11991 Page 321.
This is a correction deed intended to correct the description for Parcel IV on deed from the parties of the
first part to the parties of the second part dated November 12, 2019 recorded in the Suffolk County Clerk's
Office on May 19,2020 in Liber 13058 Page 816,in order to include the rights of way and source of title.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.The word"party"shall be construed as if it read"parties"whenever the
sense of this indenture so requires.
