owner upon the death of his spouse, Linda E. Wenczel, which occurred on �ko-rck) 2Z t 2Da1 .
Said premises having an address of: 675 W. Shore Drive, Southold, NY 11971
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate
and rights of Grantor in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto
Grantee,the heirs or successors and assigns of Grantee forever.
AND Grantor covenants that Grantor has not done or suffered anything whereby the said premises have
been encumbered in any way whatsoever.
• AND Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The words "Grantor and "Grantee" shall be construed to read in the plural whenever the sense of this

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County,New York, known and designated as Plot No. 4
and the Westerly one-half of Lot No. 3 in Block No. C, as shown on a certain map made July 22, 1930 by
Daniel R. Young, P.E. and L.S., entitled "Map of Reydon Shores, Inc., Bayview, L.I,, N.Y., in the Town
of Southold, Suffolk County, N.Y." and filed in the Office of the Clerk of Suffolk County, Riverhead,
New York, on July 2nd, 1931 as Map No. 631, said premises being more parti,,.ularly bounded and
described as follows:
BEGINNING at a point on the westerly terminus of the southerly line of West Shore Drive at the
northwesterly corner of the premises herein described; running thence along the southerly line of West
Shore Drive the tie line course of which runs South 47° 57' 10" East, a distance of 91.31 feet to land now
or formerly of Wenk; running thence along said land of Wenk, South 20° 1 P 20" West, a distance of
141.0 feet to land now or formerly of Sweeney; running thence along said land of Sweeney,-North 69°
48' 40" West, a distance of 84.75 feet to a point marked by a monument and land now or formerly of
O'Toole; running thence partly along said land of O'Toole and partly along land of Daiker, North 20° 11'
20" East,a distance of 175.0 feet to the point or place of beginning.
The parties herein confirm and agree by their signatures above and/or acceptance of this document that the preparer of
this document has not advised the parties on the propriety or suitability of the conveyance; has been engaged solely for
the purpose of preparing this instrument; has prepared the instrument only from information given to preparer by the
parties and/or their representatives; has not verified the accuracy of the consideration stated to have been paid or upon
which any tax may have been calculated, has not verified the legal existence or aulhorit, of any party or person
executing the document; has not been requested to provide nor has preparer provided a title sr,rrch, an examination of
title or legal description, an opinion on title, legal review or advice of any sort, or ad ice on property taxes,
reassessments, other taxes or the tax, legal or non-legal consequences that may arise from the conveyance;and that they
agree to hold harmless, indemnify and defend the preparer from and against any and all losses, liabilities, claims,
demands, actions, suits,proceedings, and costs of every nature arising therefrom. The parties herein further agree at
any time, and from time to time, to cooperate, adjust, initial, execute, re-execute and re-deliver such further deeds and
doctmtents, correct any defect, error or omission and do any and all such further things as may be necessary to
implement and carry out the intent of the parties in making this conveyance. Preparer shall not be liable for any
consequences arising from modifications to this document not made or approved by preparer.
