TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof;'TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said

ALL that certain plot, piece or parcel of land, situate, lying and being at Horton's Point, near the
Village of Southold, in the Town of Southold, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a monument on the Northwesterly side of Hyatt Road, said point being where the
division line between the land insured herein and land now or formerly of Julie Carnevale intersects
the Northwesterly side of Hyatt Road;
RUNNING THENCE along the Northwesterly side of Hyatt Road, South 31 degrees 30 minutes 00
seconds West, 125.77 feet to land now or formerly of Arthur Leudesdorf;
THENCE along said last mentioned land and passing through a monument at the top of a bluff, North
64 degrees 50 minutes 00 seconds West, 371.39 feet to a tie line along the high water mark of Long
Island Sound;
THENCE along said tie line along the high water mark of the Long Island Sound, North 32 degrees 45
minutes 40 seconds East, 126.11 feet to said land now or formerly of Julie Carnevale, first above
mentioned;
THENCE along said last mentioned land and passing through a monument at the top of a bluff,South
64 degrees 50 minutes 00 seconds East, 368.59 feet to the monument at the point or place of
BEGINNING.
TOGETHER with the benefits of a non-exclusive easement of Right of Way set forth in instrument
dated April 23, 1958 between Walter E. Hyatt and John A.C. Warner and Marion A. Warner, his wife,
as tenants by the entirety, dated April 23, 1958 and recorded May 13, 1958 in Liber 4459 Page
504, which said Right of Way is set forth in the survey of Otto W.Van Yuyl &Son dated May 7, 1958.
TOGETHER with a Right of Way over said 50 foot strip of land along the first course above described;
and
THENCE in a general Southwesterly direction about 730 feet to a certain 20 foot strip of land;
RUNNING THENCE over said 20 foot strip of land, in a generally Southeasterly direction, about 500
feet to the Southwesterly boundary line of land of said Hyatt;
RUNNING THENCE over the existing roadway in a general Southerly direction to Sound View Avenue.
The policy to be issued under this report wiii insure the title to such buildings and improvements erected on the
