of Survivorship with his sister MARIE-LISE GAZARIAN
WITNESSETH,that the party of the first part,in consideration of Ten Dollars($10.00),lawful
money of the United States,and other valuable consideration,paid by the other party of the
second part,does hereby grant and release unto the second part the heirs or successors and
assigns of the party of the second part forever:
ALL that certain plot,piece of parcel of land,with the buildings and improvements thereon
erected,situate,lying and being in the Village of Orient,Town of Southold,County of Suffolk
and State of New York,being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of King Street distant 198.36 feet easterly
from the former formed by the intersection of said southerly side of King Street with the westerly
side of Bay Avenue as it existed until August 13, 1968;
RUNNING THENCE South 8 degrees 12 minutes 00 seconds East along land now or
formerly of Davis 99.46 feet;
THENCE South 81 degrees 38 minutes 00 seconds West along land now or formerly of
Cooper 211,60 feet to the ordinary high water mark of Orient Harbor;
RUNNING THENCE along said ordinary high water mark of Orient Harbor along a tie
line bearing North 26 degrees 24 minutes 50 seconds West a tie line distance of 124.97 feet;
RUNNING THENCE North 86 degrees 03 minutes 00 seconds East along land now or
formerly of Spohn and along the southerly side of King Street 251.36 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors'herein
by Deed dated November 14, 1973 recorded November 15, 1973 in Liber 7530 page 304.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any
streets and roads abutting the above-described premises to the center lines thereof;TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
