Village of Cutchogue, Town of Southold, County of Suffolk and State of New York,known and
described on a certain map of Beachwood Colony Property made by Franklin F. Overton, Surveyor,
September 1916, filed in the Office of the Clerk of the County of Suffolk on the 14" day of
February, 1917, Map Number 727, as and by the Lot Numbered 3, bounded and described as
follows:
BEGINNING at a point on the Great Peconic Bay at the certain iron pipe monument distant 80.00
feet Easterly of land formerly of Mrs. O.G. Goldsmith running northerly a distance of 339.02 feet
along the easterly boundary of Lot Number 2 on a certain iron pipe monument adjoining the lands
formerly of Henry V. Downs;
RUNNING THENCE along the land formerly of Henry V. Downs, North 74 degrees 42 minutes 00
seconds East a distance of 40.00 feet to a certain other iron pipe monument;
THENCE southerly a distance of 343.00 feet to a certain other iron pipe monument on Great
Peconic Bay;
THENCE westerly along Peconic Bay a distance of 40.00 feet to the point or place of
BEGINNING.
Said premises are more modernly described, according to a recent survey made by Kenneth M.
Woychuk Land Surveying, PLLC dated 2/8/2019 updated 12/9/2020 as follows:

RUNNING THENCE along the division line between Lots 2 and 3 on the aforesaid map, North 02
degrees 58 minutes 12 seconds East 98.86 feet to a point;
THENCE continuing along said division line North 01 degrees 42 minutes 52 seconds West 221.20
feet to a point on the southerly side of Beachwood Road (private);
