Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second pa rt, the heirs or successors
and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being 'at Gutchogue ,in tie -T awn of Youthold-r _ro.z_nty,__of Suffolk and
State of New Yorkr Founded and described as follows;
/ BEGINNING at a pointon the westerly side of Cox's Lane which
point is distant 477 feet north of the intersection of the boundary
line between lands formerly of Leander B. Glover and Freda L. Glover,
now Leander -Glover, Jr., andlandsformerly.of John Pietrewicz, now
of Daniel A. Kaelin with the westerly side of Cox's Lane; and running
thence from the point of beginning in a westerly direction along other
land of Leander B. Glover, Jr. on a course which is parallel with the
northerly line of land now or formerly of John Pietrewicz, now of
Daniel A. Kaelin a distance of 98 feet to a point; thence northerly
along other land of Leander B.,Gloverr Jr., 98 feet to a point; running
thence easterly along other land of Leander B. Giover, Jr. on a line
parallel with the southerly boundary of the premises herein described
a distance of 98 feet to a point; running thence southerly along the
westerly side of Cox's Lane a distance of 98 feet to the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the
party of the first part by deed dated May 13, 1946 and recorded in
the Suffolk County Clerk's Office on August 30, 1946 in Liber 2615
Page 490.
SUBJECT TO a mortgage dated September 11, 1963 and recorded in
the Suffolk County Clerk's Office on October 10, 1963 in Liber 4217
Page 393 in the amount of $12,000.00.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; To HaveAnd To Hold the premises herein granted untothe
party of the second part, the heirs or successors and assigns of the party of the second partforever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
And the party of the first part, in compliance with Section 33 of the Lien Law, covenants that the parry of the first part
will receive the consideration forthis conveyance and will hold the rightto receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same firstto the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
