ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, in the Town of Southold, County of
Suffolk, State of New York, known and designated as Lot 15 on"Map of Rockcove Estates,"filed in the Office of the Clerk
of the County of Suffolk and State of New York on June 11,2001 as Map No. 10637, said lot being bounded and described
as follows:
BEGINNING at a concrete monument set on the northeasterly side of Caiola Court where the same is intersected by the
division line between Lots 14 and 15 as shown on the aforesaid map, said point being distant 136.75 feet southeasterly as
measured along the northeasterly side of Caiola Court from the southeasterly end of a curve having a radius of 40.00 feet
and a length of 48.87 feet,which said curve connects the southeasterly side of Inlet Pond Road with the northeasterly side
of Caiola Court;
RUNNING THENCE from said point or place of beginning along the division line first above mentioned, North 42 degrees
18 minutes 56 seconds East, 158.46 feet to a concrete monument and the division line between Lots 12 and 15;
THENCE along said last mentioned division line, North 78 degrees 00 minutes 06 seconds East, 105.56 feet to the division
line between Lot 15 and Recharge Basin;
THENCE along said last mentioned division line, the following two(2)courses and distances:
1. South OB degrees 37 minutes 36 seconds West, 220.04 feet to a concrete monument;
2. North 77 degrees 10 minutes 51 seconds West, 161.36 feet to a concrete monument and the easterly side of Caiola
Court;

of a curve bearing to the left having a radius of 60.00 feet, a distance of 48.20 feet to the concrete monument first above
