Island,NY 06390 (hereinafter called the "Grantor"), and JOSEPH P.MURPHY AND JILL M.

WITNESSETH, that the Grantor, in consideration of Five Hundred Thousand and 001100
($500,000.00) and other valuable consideration paid by the Grantee, does hereby grant and
release unto the Grantee, the heirs or successors and assigns of Grantee forever, all of its
undivided interest and any other right, title or interest it may have or hold in:
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the County of SUFFOLK, State of NEW YORK, commonly
known by the address MANSION HOUSE DRIVE, FISHERS ISLAND,NY 06390, and designated
as 6.-6-15, as more particularly described on Exhibit "A" attached hereto.
Being the same premises described in the deed to the party of the first part herein dated April
1, 1988 and recorded July 22, 1988 in the Suffolk County Clerk's Office in Liber 10650 at
page 470,
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances and all the estate and rights of the party of the Grantor in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, the heirs or
successors and assigns of the party of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
