En-Consultants on behalf of MEGALOOP EQUITIES, LLC requests a Wetland Permit to install a 5.5'x7' spa inside footprint of existing 456sq.ft. swimming pool; marble dust existing pool surface, and square-off round pool corner, resulting in a 460sq.ft..swimming pool; install pervious gravel fire pit with stone border and 60 sq.ft. paver seating area (with pervious joints); install stepping stone path to existing embankment stairway; remove existing 584 sq.ft. pool patio, and install 457sq.ft. and 64sq.ft. areas of new grade-level masonry pool patio (521 sq.ft. total); install 130 sq.ft. grade- level masonry patio off corner of porch; install 27sq.ft. grade-level masonry patio on waterside of garage; install 350 sq.ft. grade-level masonry patio on landward side of house; resurface existing 117sq.ft. masonry landing between house and garage, install 8sq.ft. masonry steps on waterside of landing, and install 24sq.ft. masonry steps in place of existing ramp to landing; install +/-6'x8' outdoor shower with stepping stones set in previous gravel; and install associated drywell; remove existing LP tanks and relocate existing pool equipment within proposed 310sq.ft. pervious gravel utility area,surrounded by new 4' high wood fencing; install new 4' high wood fence on west side of property and between house and garage; remove existing concrete apron on landward side of garage; remove portion of existing driveway and add new edging; remove and replace and/or expand existing areas of landscape vegetation; and to establish and perpetually maintain a 10' wide non-turf buffer along the landward edge of the top of bank. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the LWRP policies and therefore CONSISTENT with the LWRP Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. See LWRP Section III - Policies; Pages 22 through 32 for evaluation criteria. ®Yes ❑ No ❑ Not Applicable LWRP CONSISTENCY ASSESSMENT FORM ADDENDUM FOR MEGALOOP EQUITIES LLC 650 CEDAR POINT DRIVE EAST SOUTHOLD,NY SCTM#1000-90-2-17 LWRP Policies 5 & 6 The proposed project consists of modest renovations to an existing swimming pool and pool patio and other landscape design renovations, such as installation of additional patio areas around the house and garage, a fire pit and paver seating area, and a new utility staging area. The only construction activity requiring limited excavation activity is the squaring off of the existing rounded pool corner, which will result in a nominal decrease in wetland setback of 1 foot to 62 feet, thus still exceeding by 12 feet the minimum required wetland setback for swimming pools pursuant to 275-3(D)(1)(a)(5); and a nominal increase in building area of 4 square feet, leaving lot coverage effectively unchanged. However, to mitigate any potential project impacts, the pool patio, which is the impervious surface located closest to the top of bank, will be reduced from 584 to 521 square feet; the fire pit will consist of pervious gravel and the associated seating area will consist of pavers with pervious joints; the utility area will consist of pervious gravel; the outdoor shower will be set in a gravel bed and piped to a drywell; substantial landscape vegetation will be added to the property, replacing existing landscaped and lawn areas; and a 10' wide non-turf buffer will be established adjacent to the top of the vegetated embankment. Therefore, consistent with Policies 5 and 6, the project will minimize and mitigate potential drainage and runoff impacts and protect the adjacent embankment, beach, and tidal waters.
