June 10, 2020 Re: LWRP Coastal Consistency Review for 6100 MAIN ROAD LLC SCTM# 1000-56-6-3.4 The proposed action has been reviewed to Chapter 268, Waterfront Consistency'Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, the proposed action is recommended as CONSISTENT with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination' of consistency. *Except minor exempt actions including Building Permits and other,ministerial permits not located within the Coastal Erosion Hazard Area. 2. Before answering the questions in Section C, the prepares of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. We will replace the stairs on die north side of the property with a stair that is 4'-6"wide. We will also replace the ramp on the west side of the building to meet ICC requirements due to raising of this existing building. We will also install a 6'-0"wide stairs at the south side of the building. We will install new railings as required by New York State Code at all decks, stairs and ramps. Our clients would like to make this building compliant with FEMA regulations where die bottom of the lowest horizontal structural member will be 2 feet above the stipulated FEMA flood plane elevation. The existing square footage of the deck to be raised is 1,578 square feet and the deck on the north side of the building is 150 square feet. The existing building is 6,280 square feet.
