The existing house has a minimal stair to the front door. The homeowner has proposed expanding the front entry deck. The expanded deck would measure 32'3"x 9'6".it will not extend past the existing entry stairs. The new 7 raisers are incorporated into that footprint. The new entry porch will have a partial roof. Please see sheet#5 and 7 2). The existing rear kitchen entry stairs are in disrepair and need to be replaced.Currently the trash is kept in a large plastic container on the side of the house. The homeowner has proposed we incorporate the trash bin into the rear deck construction. (sheet#3) 3). We are proposing a small 8'0"x 10'0"shed in the rear yard,to replace the existing one. 4).The Landscape Plan: a).The property is located on hippodrome creek. The shoreline is unimproved. We will be installing a 20'non-turf buffer. Using indigenous material,we intend to promote native species and the proliferation of local pollinators. We have committed to the elimination of turf grass fertilizers. b).The existing gravel and grass drive is adequate for our uses.We would like to contain the gravel to help minimize maintenance. The installation of a steel edge would provide the perfect edge,we would maintain the driveway width at approx.l0'and better define the turn around. c).Our neighbors to the east have a row of arborvitae that has encroached on our side yard(please see attached photo). The mature plantings also create an extremely shady and damp situation. Removal and replacement of these trees will allow the homeowner to reclaim approx.6'of side yard, the neighbor has agreed to replacement. Replacement with alternate plant material will help to eliminate the dampness and maintain the privacy for the neighbors.
