Patricia Moore, Esq. on behalf of DAVID ECKERT requests a Wetland Permit to construct a 60'x44' two-story dwelling with 294sq.ft. front covered porch; a 425sq.ft. deck attached to the seaward side of dwelling with steps on west side of deck to ground; new sanitary system on landward side of dwelling; 50' buffer area and limit of clearing and ground disturbance during construction; haybales and silt fencing during construction; and gutters, leaders and drywells installed, and in compliance with Town Code 236. Located: 1035 Waterview Drive, Southold. SCTM# 1000-78-7-14 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the LWRP. This recommendation is based on the following: 1. There is no ability to relocate the single-family residence outside of the FEMA Flood Zone AE EI 6 due to the buildable lands area on the parcel. The finished floor elevation is proposed at 12.0'. 2. A 50' buffer area is proposed. It is recommended that the buffer be memorialized in a Covenant and Restriction and remain vegetated. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
