AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever,except as

Greenport, Town of Southold, County of Suffolk, State of New York, bounded and described as

BEGINNING at a point on the Southerly line of Front Street (S.R. 25), said point being distant
243.17 feet Westerly from the corner formed by the intersection of the Southerly side of Front
Street and the Westerly side of Main Street; said point being where the division line between Land
herein and land now or formerly of 37 Front Street Real Estate LLC intersects the said Southerly line
of Front Street;
RUNNING THENCE along said division line, South 06 degrees 49 minutes 10 seconds East, 120.03
feet to a twelve (12)foot right of way and land now or formerly of the Village of Greenport;
THENCE along said land, South 84 degrees 33 minutes 30 seconds West, 45.92 feet to the Easterly
