BARGAIN AND SALE DEED
THIS INDENTURE, made February `" . 2021, among Salvatore Macri, having an address at
196 N. Delaware Avenue, Massapequa, NY 11758 ("Grantor"), and Michael Piscatelli and
Heather Piscatelli, his wife, each having an address at 360 Westwood Dr., Mattituck, NY 11952
(collectively hereinafter referred to as "Grantees").
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable consideration,
the receipt and sufficiency of which hereby are acknowledged, does hereby grant and release
unto Grantees and the heirs, executors, administrators, legal representatives, successors and

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon

TO HAVE AND TO HOLD the premises herein granted unto Grantees and the heirs, executors,
administrators, legal representatives, successors and assigns of Grantees forever.
Grantor is the owner of said premises. Said premises is known as and by the street address 1000
Wells Road, Laurel , NY, and is designated on the Suffolk County Tax Map as District 1000,
Section 126.00, Block 03.00, Lot 004.000. Being and intended to be the same premises
conveyed by deed dated 05/10/2019 in Liber 13014 Page 634.
Grantor covenants that Grantor has not done or suffered anything whereby said premises have
been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement before using any
part of the total of the same for any other purpose.

Southold, at Laurel, County of Suffolk and State of New York, bounded and described
as follows:
BEGINNING at an iron pipe on the Easterly line of Wells Road, 195.0 feet Northerly
along said Easterly line from the Northerly end of a curve connecting said Easterly line
with the Northerly line of Albo Drive, said point of beginning being the Northwesterly
corner of land of Ida Mongello; from said point of beginning running along said Easterly
line of Wells Road North 20 degrees 46 minutes 50 seconds West 150.0 feet to a
monument;
THENCE along other land now or formerly of the party of the first part North 69 degrees
13 minutes 10 seconds East 160.40 feet to a monument;
THENCE along land of the party of the first part South 29 degrees 46 minutes 50
seconds East 1511feet to an iron pipe and said land of Ida Mongello;
THENCE along said land of Ida Mongello South 69 degrees 13 minutes 10 seconds
West 184.16 feet to the point of BEGINNING.
TOGETHER with the privilege in common with others to use a right of way leading from
the Boulevard, so called, to Peconic Bay, said privilege is contained and recited in Deed
