Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Northerly side of Sound Avenue, distant 1831.83 feet
Easterly as measured along the Northerly side of Sound Avenue from the corner formed by
the intersection of the Northerly side of Sound Avenue and the Easterly side of Bergen
Avenue;
THENCE Northeasterly and Easterly the following three courses and distances:
1. North 10 degrees 09 minutes 12 seconds East, 284.50 feet to a point;
