BEGINNING at a point on the Northerly side of North Sea Drive distant 575 feet Easterly
from the corner formed by the intersection of the Northerly side of North Sea Drive with the
Easterly side of Kenney's Road;
RUNNING THENCE North 50 degrees 36 minutes 00 seconds West, 344.60 feet (deed),
380.68 feet (survey), to the high water mark of Long Island Sound;
THENCE along the high water mark of Long Island Sound on a tie line course being North
46 degrees 23 minutes 53 seconds East, 100.75 feet (deed), North 42 degrees 01 minutes
02 seconds East, 100.11 feet (survey), to land now or formerly of Tews;
THENCE along said lands South 50 degrees 36 minutes 00 seconds East, 332.32 feet
(deed), 376.11 feet (survey), to a point in the Northerly side of North Sea Drive;
THENCE along the Northerly side of North Sea Drive, South 39 degrees 24 minutes 00
seconds West, 100 feet to a point or place of BEGINNING.
FOR CONVEYANCING ONLY.Together with all right,title and interest of,in and to any streets and roads abutting the

AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the

improvement before using any part of the total of the same for any other purpose. The word
"party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
