Please let me know what other details are needed. thanks, Jake LaChapelle 646.251.5058c A wood deck is proposed for the west(rear/non-street) side of the house facing our backyard and James Creek. The proposed deck- including stairs-would extend approximately 31'8"west from the back of the house at its longest dimension. A short staircase is located both to the west and the south of the deck. The deck would be 31' 10"wide (measured in a line parallel to the upland edge of wetland). • The 100'foot line from the upland edge of wetland/commons lies to the west of the existing house, and is indicated on the plans attached to the deckproposal (and as measured in the included stamped survey). The line runs at an angle to the house, and bisects the proposed deck anywhere from S'1"from the house to 14'3"from the house. • Including the stairs 345 square feet of the proposed deck would be outside the 100'foot line, and 613 square feet would be within 100'of the upland edge of wetland. • The closest distance between the proposed deck and the upland edge of wetlands would be 77'8". In between the proposed deck and wetlands is the existing pool (reference survey). • The deck steps down three risers (21')just within the 100'line from the wetland, in order to minimize the visual impact of the structure both from the house and from the water. • The deck understructure would be constructed of pressure treated 2x and 4x lumber on concrete 'sonotube'footings, and the decking and railing will be ipe (or the more ecologically harvested cumaru depending on availability). The wood will be allowed to naturally weather, as opposed to oiling as is often done. • The perimeter of the deck will largely be shrouded by indigenous planting. 1 Board of Trustees Applice Dn GENERAL DATA Land Area(in square feet): Area Zoning: Previous use of property: e s Intended use of property: Covenants and Restrictions on property?
