WITNESSETH, that the partyofthe first part, in consideration of lea dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the ,party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

376.27 feet to a monument set in the southerly Zine of Middle Road;
THENCE RUNNING easterly along said southerly Zine of Middle Road along the arc of
a curve bearing to the left having a radius of 1949.86 feet, the chord of which
arc has a bearing of North 710 41' East, a distance of 75.46 feet to a monument
set at the corner formed by the intersection of the southerly line of 19idd1e Road
with the westerly Line of Lipco Road;
THENCE RUNNING South 120 00' East along said westerly line of Lipco Road 383.39
feet to the monument set at the point and place of BEGINNING.
Being and .intended to be the same premises conveyed to the party of the first
part by deed dated 9/28/79 and recorded in the Suffolk County Clerk's Office
on 11/9/79 at Liber 8727 Page 308-
Subject to a purchase money first mortgage in the sum of $23,000.00 intended to
be recorded simultaneous,herewith.
TOGETHER with all right, title and -interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anyihing
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
SAND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same lust to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word"party" shall be construed as if it read "parties" whenever the sense of thisindentureso requires.
