WITNESSETH
That the Grantor, in consideration of ten dollars and other valuable consideration paid by
the Grantee, does hereby grant and release unto the Grantee, the heirs or successors and assigns
of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being, more particularly described on Schedule "A" attached
hereto and made a part hereof(the "Premises").
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets
and roads abutting the above described Premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the Grantor in

BEING AND INTENDED to be the same premises conveyed to the Grantor by Deed
dated May 23, 1983 and recorded on July 6, 1983 under Libcr 9382, Page 0425 in the Office of
the Suffolk County Clerk (the"Vesting Deed");
TO HAVE AND TO HOLD the Premises herein granted unto the Grantee, the heirs
or successors and assigns of the Grantee forever.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the
Grantor will receive the consideration for this conveyance'and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the

improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
AND the Grantor covenants as follows: that Grantor is seized of the said Premises in
fee simple, and has good right to convey the same; that the Grantee shall quietly enjoy the
said Premises; that the said Premises are free from encumbrances, except as aforesaid; set
forth in any owner's policy of title insurance that insured the Grantor's interest in the
Premises (the "Grantor's Title Policy"); that the Grantor will execute or procure any
further necessary assurance of the title to said Premises; and that said Grantor will forever
warrant the title to said Premise; provided, the foregoing covenants and warranties are expressly
limited to the condition and quality of title as insured by Grantor's Title Policy, and if no such
title insurance policy exists, the aforementioned covenants and warranties shall be deemed null
and void.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
Title to the Premises is presently vested in Bard E. Bunaes pursuant to the Vesting Dc'-,d.
Bard E. Bunaes declared a conveyance of the Premises to the Bunaes Fishers Island Qualified
Personal Residence Trust Dated 9/17/2008 (the "Trust") but did not execute a deed conveying
the Premises to the Trust. Bard E. Bunaes, as grantor of the Trust, and H. Paal C. Bunaes, Erik
C. Bunaes, and Christina L. Bunaes, as co-trustees of the Trust (the "Co-trustees") and as
beneficiaries of the Trust are executing this deed to confirm and effectuate the transfer of the
Premises to the Trust as intended, and to the beneficiaries in accordance with the terms of the
Trust, and said parties have been acting in all respects in accordance with the foregoing
recitations.
