Box 1179 E C i p n_' Southold,New York 11971 1 F a ; rjjj Re: Howard and Lisa Koff DEC 2 8 2020 1380 Oakwood Drive, Southold Wetland Permit#9440—Request to Modify Southold Twm Board of iustces Dear Sirs: We are writing to request the consent of the Board of Trustees to modify the above- referenced pool permit, as described below. The existing permit was approved by the Board of Trustees on April 17, 2019. For your convenience, I have enclosed (i) a copy of that permit, including the stamped plan, (ii)two copies of the plan for the pool prepared by Haven, House & Garden, LLC, a landscape design firm, which reflects our proposed changes to the existing plan and(iii)a check for$50.00 made out to the Town of Southold. My husband and I purchased the Oakwood property from John and Linda Bertani on August 21,2020, and received approval from the Board of Trustees to transfer the existing permit from the Bertanis to us on September 17, 2020. Now that we have had a chance to interview pool professionals and consider the existing plan in depth, we would like to amend the existing pool plan(i)to modify the angle of the pool so that the pool is parallel to the house and on the same level as the existing deck, (ii)to modify the shape of the pool surround so that it is a continuation of the existing deck and is not irregularly shaped, (iii) to modify the location of the backwash drywell to accommodate the change in pool design, (iv) to add a short 2 ft. high retaining wall near the steps on the west side of the deck, as indicated on the proposed plan, and (v)to change the planks of the existing deck to match the wood to be used on the new decking. It is not contemplated that the structure beneath the existing deck will need to be replaced. As you will see,the original permit approval covers the installation of an 18'x36' in-ground swimming pool (648 sq.ft.), pool equipment, backwash drywell and irregularly shaped brick paver patio surrounding the pool with a total area of 1053 sq.ft. The total area of the approved patio and pool is 1701 sq.ft. We are proposing the same 18'x36' in-ground swimming pool, but as noted above, would like it to be parallel to the house with a rectangular wood deck that is integrated with the existing deck, rather than an irregularly shaped brick paver patio. In our proposed plan, the total area of the new wood deck, steps and stone coping would be reduced from 1053 sq. ft to 915 sq.ft. With the 648 sq.ft. for the pool, with our proposed changes, the total area would likewise be reduced,to 1563 sq.ft., from the 1701 sq.ft. under the existing plan.As you will also note on our attached plan, no part of the proposed pool, pool area or pool drywell would be within 75 feet of the M.H.W. We have staked out the proposed pool and new decking with flags in the backyard. Members of the Board of Trustees are welcome to visit the property at any time. As our house is currently under construction,we are only periodically in Southold, but my husband and I can arrange to be at the house at any time that may be convenient for Board members if they would like to meet with us.In addition, our contractor,Jeff Heidtmann of Heidtmann & Sons, has offered to meet Board members at the house and walk them through our proposed changes and answer any questions they may have. As the pool installers are rapidly booking up for the spring season, we are hoping that the changes we are proposing will be considered an administrative amendment to the existing permit which can be considered at the upcoming January 20,2021 meeting of the Board of Trustees. If you have any questions or would like to discuss the proposed changes with us, whether in person or by phone, please do not hesitate to reach out to us. Thank you in advance for your consideration. We will look forward to hearing from you. In the meantime,we wish you a very happy holiday season and a better 2021 than 2020.
