State of New York, bounded and described as follows:
BEGINNING at a point on the westerly line of Village Lane, said point being 175.33 feet from the
intersection of the westerly line of Village Lane and the intersection thereof with the southerly line
of Skippers Lane, and from said point of beginning;
RUNNING THENCE along the westerly line of Village Lane the following two (2) courses and
distances: 1) South 26 degrees 20 minutes 20 seconds West, 45.47 feet; and 2) South 32
degrees 48 minutes West, 57.21 feet to a monument in the westerly line of Village Lane;
