ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of
Suffolk and the State of New York, known and designated as part of Lot 12 and all of Lots 13 and 14 on a
certain map entitled "Map of Edgemere Park at Laurel" and filed in the Office of the Clerk of the County
of Suffolk on July 2, 1931 as Map Number 742, said Lots and part of Lot when taken together being more
particularly bounded and described as follows:
BEGINNING at a point on the Southeasterly side of roadway distant 40.89 feet southwesterly when
measured along the southeasterly side of a roadway from the extreme southwesterly end of the arc of a
curve connecting the said southeasterly side of a roadway with the southwesterly side of a roadway as
said roadways are shown on the above mentioned map;
RUNNING THENCE South 35 degrees 16 minutes 00 seconds East and through lot 12, 185.74 feet;
THENCE South 38 degrees 24 minutes West 143.38 feet to the line of a bulkhead and the mean high
water mark of Peconic Bay and Brushs Creek;
THENCE Northwesterly,westerly and again southwesterly along the said bulkhead line and mean high
water mark of Brushs Creek the following five (5)courses and distances:
1. North 33 Degrees 17 minutes 40 seconds West 128.20 feet;
2. North 81 Degrees 38 minutes West 18.56 feet;
3. North 16 Degrees 47 minutes 30 Seconds West 13.83 feet;

roadway;
