The property includes Suffolk County Tax Map Number 1000-23-1-2.10. 3.2 acres are involved in the overall project site based solely on the Suffolk County Tax Map records. A copy of the Suffolk County Tax maps for the subject property is found immediately following this page of the design narrative for the convenience of the reviewer. It is specifically noted that the state had issued a Letter of No-Jurisdiction Tidal Wetlands Act May 13, 2016 for all portions of the property landward of the 10 foot contour. A copy of the jurisdictional inquiry is found immediately following this page of the design narrative for the convenience of the reviewer. Furthermore,this office has made a formal follow-up submission to NYSDEC for a letter of non jurisdiction for this project concurrent with the Town of Southold application. Proposed Single Family Residential Improvements. The architectural plans show the proposed single family residential improvements proposed for this project. It is noted that the proposed swimming pool and related improvements are to be considered part of the current Wetlands Permit/Coastal Erosion Management Permit Application at the advice of the town. The following improvements are proposed at the current time, based upon the site plan included in the architectural plan set: 1. Terrace. The overall size of the proposed terrace is 39'-9 %Z"x 63'-0". This includes interior space approximately 18'-0"x 30'-0". The proposed pool and enclosure are to be considered as part of this application based on advice from the Building Department. 2. Single Family Residence. The proposed single family residence has an overall footprint of 26'-9 %i"x 63'-0". A second terrace is proposed running east with dimensions of 26'-9 %Z"x 24'-2". 3. Proposed Terrace. Approximate dimensions of 25'-0" x 19'-0"running south from the main single family residential footprint are proposed. This includes interior space approximately 16'-0"x 20'-0". All interior space proposals are connected as shown on the architectural plans. The single family residential improvements involve a total footprint of 2,580 square feet as shown on the provided 2 s � architectural plans. The total square footage of the terraces, exclusive of interior space, is 3,538 square feet. All improvements are located in the upland portions of the property landward of the 100 foot wetlands and bluff setbacks. For the proposed terraces and single family residence,the improvements are located landward of the 100 foot wetlands and bluff setbacks. 4. Existing Buildings. The existing barn is to be removed under the current application. The existing sheds are also to be removed under the current application. 5. Proposed Driveway. The proposed driveway does extend into the 100 foot setback. The proposed driveway is, however, located within the footprint of the existing driveway. All improvements are shown on the architectural plans prepared by Olson Kundig and the site plan prepared by Stephen Stimson, Landscape Architect. It is noted that the surveyor has been commissioned to stake the proposed single family residential improvements proposed for this property. When completed, the surveyor will submit an updated survey for the town review. Concurrently,the project sponsor has retained S.L. Maresca Consulting Engineers to provide sanitary system plans,drainage plans and proposed water service for this lot. These plans will be forwarded to the town as soon as they are proposed. It is noted that the anticipated sanitary system design will be located under the proposed driveway landward of the 100 foot wetlands and bluff setbacks. Similarly,the drainage will be located in the interim areas south of the proposed single family residence and landward of the 100 foot wetlands and bluff setbacks. The architectural plan set prepared by Olson Kundig is incorporated by reference into this design narrative. Similarly, the landscape architectural site plan is incorporated into this design narrative by reference. The survey work completed by Kenneth M. Woychuk Land Surveying, PLLC is the survey of record at this time. Pool Per advice from Amanda Nunemaker, Southold Town Building Department,the proposed improvements will now include the swimming pool. The Building Department has approved the zoning and forwarded the project to the Southold Town Board of Town Trustees. The swimming pool is 18'-2"x 82'-0"as shown on the site plan prepared by Stimson Landscape Architect. The surrounding terraces are part of the application for Wetlands Permit/Coastal Erosion Permit. The coverage calculations have been provided to the town to document compliance with the 20% coverage limitation.
