Although the terrace will be situated 8 feet closer to Orient Harbor than the existing deck, the proposed renovation will result in a net decrease in the property's lot coverage of buildable land by 150 sf, thereby reducing the existing nonconforming lot coverage of 20.2 percent to a conforming 19.0 percent. The terrace will remain outside the Coastal Erosion Hazard Area and will be separated from the surface waters of Orient Harbor by the existing 15' wide naturally vegetated non-turf buffer to be maintained adjacent to the existing bulkhead. Additional project mitigation includes installation of a proposed drainage system of leaders, gutters, and drywells; and site disturbance and runoff during construction will be controlled by a project limiting fence.
