ALL that certain plot, piece or parcel of land,situate, lying and being at Fishers Island,Town of Southold, County of Suffolk
and State of New York, more particularly bounded and described as follows:
BEGINNING at a monument set at the Southwesterly corner of lands now or formerly of Charles T. O'Neil and Wendy K.
O'Neil at the point of intersection at the boundary lines of lands now or formerly of Crary on the West and lands of the
grantor on the South,which monument is 4544.61 feet North and 1842.61 feet West of another monument marking the
United States Coast and Geodetic Survey Triangulation Station "PROS';
RUNNING THENCE from said point of beginning South 42 degrees 24 minutes 00 seconds West along lands of Crary and
others 46.81 feet;
THENCE in a Southerly direction along lands now or formerly of Edwards the following two (2) courses and distances:
(1)South 07 degrees 59 minutes 30 seconds West 44.87 feet;
(2) South 13 degrees 51 minutes 20 seconds East 130.04 feet to the Northerly line or side of a private right of way;
THENCE North 66 degrees 47 minutes 10 seconds East along the Northerly line or side of right of way 154.81 feet to a
