Based on the owner's information,the work was performed in 1985.The plumbing fixtures in the spaces were found to be operational and free of leaks and there were no signs of any structural deficiencies. Based on my observations,it is my professional opinion that the alteration of this area of the building was in compliance with the 1984 Building Code which was in effect during the alteration. We are proposing installing an Insulated wall set back @ 16" from the edge of loft, as not to look out of place and to make it easier to build. We will install a door at the top of the stair for access. All sheetrock and insulation will be removed from the rafters and the walls within the attic area. Once the sheetrock is off the walls of the loft, we will verify if there is any insulation in the floor system of the loft(ceiling of second Floor). If no insulation is found, we will insulate the Ceiling of the second floor from the attic as it will be exposed when the sheetrock is removed.
