To whom it may concern,
This letter is in regards to the Bartels residence,located at 845 Reservoir Road Fishers Island,NY 06340
The existing structure(a sunroom enclosed as an office)has been observed by 360 Design Plus,LLC for compliance
with the International Residential Building Code(with New York State amendments at the time of construction). To
the best of our knowledge the structure has been built per the drawings provide by 360 Design Plus,llc dated
8/11/20 The following items per the request of the building official have been reviewed and deemed sufficient to
meet the State of New York building code at the time the work was completed.
1) The structure as exhibited by the drawings includes wood framed stud walls assembled with a 2x ridge
board and(2)ties keeping the roof from spreading.The structure prior to enclosure utilized a continuous beam(7a,
the perimeter of the walls to support the roof with columns in each corner,the new walls act as infill panels used to
frame the new window openings and allow for insulation in the cavities.The concrete pier to P T column
connection can be seen in the photographs included with the drawings Metal ties and connectors hold the floor
diaphram to the foundation and allow for holding during uplift scenarios.
In synopsis the framing,strapping,foundation,and other various structure meet the code requirements at
the time of construction.
2) The room is insulated below using foam insulation as show in the photographs This is a closed cell spray
foam with an R-30 min.meeting the code at the time of installation.The walls are constructed using 2x studs and
utilize R-15 batt insulation.The roof is insulated using batts as well and includes a continuous soffit vent.
In synopsis the insulation meets the code requirements at the time of construction
3) All caulking is present and meets the requirements of the code at the time of construction
4) 360 Design Plus,LLC certifies that the"office"meets the energy calculations for the state of New York at
the time of construction.

issues a Certificate of Occupancy.
f. Every building permit shall expire if the work authorized has not commenced within 12 months after the date of
issuance or has not been completed within 18 months from such date.If no zoning amendments or other regulations affecting the
property have been enacted in the interim,the Building Inspector may authorize,in writing,the extension of the permit for an
addition six months. Thereafter,a new permit shall be required.
