The house is presently about 75% complete. Windows and doors are being installed at present. The foundation, steel and wood framing are complete, and inspected. All flat and sloped roofing is complete. Plumbing is at 50-75%completion. The reasons we have run long with our schedule are threefold. First, an amendment we filed with the Building Department, with approval from the Board of Trustees, needed a modification filing with the DEC. As part of this filing, the DEC asked for information on the existing septic system, which was submitted and approved by the DEC. The amendment was to slightly raise and reduce the house's footprint. Second, we had the window/ door dealer make off with the owner's $150,000 retainer. We had to find a new dealer, window manufacturer and door manufacturer. Along with all the time to check thermal ratings, thermal breaks, impact glass requirements, shop drawings back and forth, etc. Due to this property's views, the windows and doors are significantly important. It was a substantial delay, as well as an emotional toll. Third, is the pandemic, which effected not only the general construction, but further delayed the manufacture and delivery of the new windows and doors. We appreciate your attention and understanding. The project is finally moving along as expected. If there is any other questions or requests le a do not hesitate to call.
