ALL that certain plot, piece or parcel of land, situate, lying and being in Mattituck, in the Town of
Southhold,County of Suffolk and State of New York,which by reference to a survey thereof
made by Otto W.Van Toyl Sons, Licensed Land Surveyors, Greenport, New York, is bounded
and described as follows:
BEGINNING at the northeasterly corner thereof at a monument set in the westerly side of a
certain right of way 25 feet wide, leading southerly from New Suffolk Avenue to Peconic Bay
(sometimes referred to as Camp Mineola Road and sometimes Reeves Avenue) distant
southerly as measured along the westerly side of said right of way 537.60 feet from the
southerly or south westerly side of Kraus Road,and also being the southeasterly corner of land
now or formerly of Miserandino;
RUNNING THENCE South 14 degrees 35 minutes 00 seconds East along the westerly side of
said right of way, 105 feet to a monument set in the northeasterly corner of land now formerly of
