surviving tenant by the entirety and recorded August 20,1987 in Liber 10398,at Page 136.
TOGETHER with all right,title and interest, if any,of the party,of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;

TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before using any part

(Description of the Land)

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold and known and designated
as Lot 36 on a certain map entitled "Map of Harbor Lights Estates, Section 1", and filed in the Office of the Clerk of the
County of Suffolk on June 8, 1965 as Map No. 4362, which said lot in being more particularly bounded and described as
follows:
BEGINNING at a point on the Southeasterly side of Brigantine Drive where the same is intersected by the division line-
between Lots 36 and 37 on the aforesaid map, said point being also distant 1942.01 feet Northerly as measured along the
Southeasterly side of Brigantine Drive from the corner formed by the intersection of the Southeasterly side of Brigantine
Drive with the Northeasterly side of North Bayview Road;
RUNNING THENCE from said point or place of beginning along the Southeasterly side of Brigantine Drive North 25
degrees 54 minutes 50 seconds East 107.07 feet to the division line between Lots 35 and 36;
THENCE along said last mentioned division line South 64 degrees 05 minutes 10 seconds East 196.31 feet to Paradise
Shores Road (private);
THENCE South 19 degrees 14 minutes 59 seconds West 107.80 feet to the division line between Lots 36 and 37;
THENCE along said last mentioned division line North 64 degrees 05 minutes 10 seconds West 208.87 feet to the
Southeasterly side of Brigantine Drive at the point or place of BEGINNING.
TOGETHER with the use, in common with other, of the beach area and parking area adjacent thereto; said beach area
having a depth of approximately 50 feet from the average high water mark on the Peconic Bay, and having a length of 900
feet more or less measured along the ordinary high water mark, and said parking area having a frontage on the northerly
side of Harbor Lights Drive of approximately 150 feet, running westerly along said street from Lot 7 and having a depth of
not less than 150 feet northerly of Harbor Lights Drive.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
land lying in the street in front of and adjoining said premises.
