consideration of Eight Hundred Twenty-Five Thousand ($825,000.00)Dollars paid by the party of the

appurtenances and also all the estate therein, which the party of the first part has or has power to
convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the distributees or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York, being known and designated as Lot#1 on a certain map known as "Plan of Lots
owned by George H. Wells, situate at Southold, Suffolk County, New York, dated
November 10, 1927, Otto W. Van Tuyl, Professional Engineer and Land Surveyor,
Greenport, N.Y." which said map was filed in the office of the Clerk of the County of Suffolk
on the 281h day of November, 1927, as Map number 859, which said lot is more particularly
bounded and described as follows:
BEGINNING at a point on the corner formed by the intersection of the southerly side of
Wells Avenue and the easterly side of Oaklawn Avenue;
RUNNING THENCE along the southerly side of Wells Avenue, North 73 degrees 20
minutes 00 seconds East, 100.00 feet;
THENCE South 16 degrees 40 minutes 00 seconds East, 206.42 feet to the mean high
water mark of Jockey Creek;
THENCE along a tie line, South 57 degrees 24 minutes 55 seconds West, 41.17 feet to a
wood bulkhead;
